We have recently renovated our second family house and decided to rent out the house to international clients, students, interns, digital nomads, young working professionals. We were once tenants and students and we know how we felt when we could not find a nice, cosy, quiet place where we could focus on our work, study, or project. That is why we created this House. For clients who treasure nice, clean, peaceful place to stay. We wanted you to feel home while staying, working or studying in Ljubljana. House is entirely available for tenants, but we are there present daily/weekly to take care of the house, you and the beautiful green garden around the house. House has 2 apartment separated units and totaly 8 rooms on three floors - semi ground flor, main ground floor, and first floor. Each floor has around 60m2. In the house, there are 2 kitchens with a dining area where you can hang out with others and 3 bathrooms in total. Semi-ground floor do not have its own kitchen and bathroom so two rooms in that sleeping semi ground floor gravitate to one of the kitchens on the upper floors. That way we have two separate apartment units that share only the main entrance and the main hall with stairs. In general, in House, there are: - 3 Rooms which are single beds rooms, and - 5 Rooms are double bedrooms - but can be rented by one person (WITHIN THIS PLATFORM ONLY AS ONE PERSON!!!) or two persons or a couple (OUTSIDE THIS PLATFORM) so the final number of tenants will always depend on how double rooms are rented. All 8 rooms (10-11 beds) have individual 90X200 beds with mattresses, chair, desk and a big wardrobe. Double Bed Rooms Have 2 separated 90x200 beds BUT ONLY ONE MATRESS as they are rented here for only 1 person as said!. The room you are looking at this moment in this offer is a mansard room (9m2) with roof window located in the first floor of our House. THIS APARTMENT UNIT nb 2: On this first floor, there is another twin identical mansard room and big double (16m2) bed room, kitchen and bathroom. 4th Room is located in semi ground floor and is part of this apartment unit nb 2. As said this is 4 Room split-floor apartment unit meaning that you will be sharing this apartment unit with another max 3 rooms (4 beds). And you will be sharing the main entrance and main hall/stairs with other separated apartment unit nb 1. We know what you need for a good staying and we want you to feel at home. In front of the house in non-fenced parking space for a limited number of cars. As we have more beds than parking spaces, you need to NOTIFY US in your inquiry if you will be also renting a parking space as there is no free alternative to park a car in the nearby area. Each client will have their own bright room equipped with everything that is needed for studies. This room has also an option to have cable internet, not just wi fi. The entire house has the same custom handmade, tailored interior equipment. We made it by ourselves and we are very proud of that. This offer for the mansard room with roof window include: bed, mattress but without blanket/cover, linen. You bring your personal blanket , cover, linen as your own stuff. In the Kitchen, there is an electric stove and an oven/microwave to use but if you plan to cook (not all of our clients do cook as they mostly eat outside on students coupons or order in or use bakery and fast food on the go) please be informed that you either buy here or bring with you the items (cutlery) you will need for cooking. There are few basics available here but in our experience, every person wanted to use their own. We think the Best thing about our accommodation is the green area and the Location itself. If you will study on faculties Economics, Education, Public Administration, Social Science, Gea College...you will be 5min with bike away or few bus stops drive away as these faculties are only 3 km away. - 50m Dunajska main street -250m bus stations in both direction -100m bar with great coffee and friendly waitress -200m bakery to go with pizza to go -800m groceries, banks, ATM, fast food that outperforms McDonald's with their eyes closed... -public renting bike service (called Bicikelj) - 200m natural sports park near River Sava for jogging and outdoor fitness -200m tennis academy - 800m horse riding center It is like a safe and nice green pearl in Ljubljana, with everything at hand when you need it. Like with everything in life not everything is for everyone. And we are ok with that. We are looking for perfect fit personality responsible tenants who treasure living in a clean, and nice house community with other good people, who have no financial issues regarding on-time rent payments, who are capable of maintaining our house CLEAN all the time while they are living in it, who are responsible and take care of the property as their own, who love nature and active way of life outdoors and do NOT SMOKE OR DRINK. We do not allow any alcohol, party, or smoking in our house or near it, so if this is you..then we are not for each other.
